What does the total 4%commission pay for?
As an independent contractor, I’m paid by commission only after a sale is completed. Therefore, I really do want to sell your home for the highest price in the least amount of time. I retain only a portion of the total 4% commission I earn. I split my commission with the buyer's agent, that's 1.5% for me and 2.5% for the buyer's agent. My 1.5% is split between my brokerage, paying for professional photography, marketing costs (it’s how I get the word out), and of course, I’m fully responsible for self-employment tax.
